West Menlo Park, also known as University Heights, is located along the Alameda de las Pulgas corridor. This is a close-knit neighborhood, in part, because the homes are closer together than in other Menlo Park city neighborhoods. The homes for sale in University Heights tend to be on smaller lots measuring about 5,000 to 6,000 square feet. This is also a more affordable neighborhood, making it a good option for those considering investing in rental and investment properties, and development opportunities. Although West Menlo also offers a central location which is close to Highway 280 for ease of commute to San Jose or San Francisco, proximity to Stanford University, and very close to amazing shopping centers, restaurants, and El Camino Real commerce.
Unincorporated Communities Offer More Choices
One important advantage this unincorporated part of Menlo Park offers is more choice when it comes to home design. Regulations and restrictions are lighter than they are in the more closely planned neighborhoods. That allows more freedom in home design and size. It has also led to a lot of remodeling and expanding of existing homes. The West Menlo real estate market offers an eclectic assortment of homes. Sometimes vintage homes built in the 1930s, 40s and 50s come on the market, though they’re often snapped up quickly. Needless to say there are many opportunities to be creative and think outside the box with this neighborhood housing stock.
Interactive, Friendly Neighborhood
This community stands out for many reasons, but one of the nicest is the mix of people who live here. At the numerous block parties and other local events, you can expect to find people of all age groups socializing together and having a good time. There are older residents who raised their children here living alongside new parents. People get to know each other here and tend to watch out for each other. Families look for homes for sale in University Heights for the family-friendly, neighborly atmosphere and the great local schools, including University Heights Montessori Children’s Center, an excellent preschool.
Invest in Good Family Homes
Real estate investment property in West Menlo has great potential for the savvy investor. With local shopping, including a supermarket, parks and schools within walking distance, this neighborhood is a great place to raise a family. Conveniently located, affordable and comfortable, it is also a pleasant place for older people, as well as young professionals who are just starting out in life. West Menlo has a long-term potential way above average for peninsula cities as the entry price is lower with substantial upside in the future.
Some people come here to lay down roots and build lives in a caring community of easy-going, laid back folks. Others see West Menlo as the perfect place to invest in a starter home, one they’ll sell or rent later on when they’re ready to advance to the next level of achievement. Those choosing to rent out their homes and people who buy rental properties as an investment often choose Esquire Property Management Group to handle such tasks as tenant background and credit checks. It can make the entire rental process much easier and less risky.
